Residential - Application form for a Residential Property

 We aim to ensure that the process of letting the property is fast, easy and fuss free.

We offer all our residential Applicants/Tenants:

  • Accompanied viewings at a time to suit you
  • Long term tenancies, an initial six month fixed term with the option to hold over after the initial 6 months
  • Full handover includes; an Assured Shorthold Tenancy Agreement, inventory, EPC certificate, Gas safety certificate, deposit information and information factsheets
  • Registration of your deposit under Government legislation
  • Day to day point of contact to offer advice, arrange repairs and deal with any queries, questions or problems that may arise
  • Assistance and advice in relation to any claim you may need to make for assistance with your rent.
  • Check out of the property at the end of the Tenancy and releasing your deposit.
  • A maximum of 5 weeks rent as deposit is required, along with a minimum of 5 weeks rent in advance dependant on your circumstances and application.  
  • Pets are considered but may be subject to an increased rental amount
  • A guarantor may be required.

Please Note: All properties are let as seen and all other information provided in this listing is given in good faith. Applications are subject to a holding deposit, equivalent to a maximum of 1 weeks rent, a tenancy deposit equal to a maximum of 5 weeks rent, a minimum of 1 months rent in advance and the successful completion of full reference/credit checks.  

Housing Benefit/Universal Credit applicants welcome to apply.  All applications are dealt with in house and each one taken on their own merit.  If you have a history of poor credit, please ensure all information is disclosed as you may forfeit your holding deposit if you fail to disclose information.

All monthly rents are subject to a prompt payment discount of £20.00 and are exclusive of all bills, unless otherwise stated. Therefore, Council Tax, Water Rates, Gas, Electricity, Telephone, Satellite and Cable Bills must be considered in addition to the rent.
